Pest control quotes look inconsistent from the outside because the same word covers very different jobs. These are the five things worth understanding before you compare quotes.
Which pest it is
This is most of the price. Ants and wasps are usually a single straightforward treatment. Cockroaches, bed bugs and borer take more product, more time and often a follow up visit, and they sit at a different level entirely.
How long it has been going
Something caught in the first week is usually one visit. A population that has been building for months needs a heavier treatment and a return visit to break the breeding cycle, and that second visit is what widens the range.
How big the property is
Treatments are priced against an average three bedroom house. A unit needs less product and less time; a large home or a commercial site needs materially more, and commercial work carries documentation on top.
Whether anyone needs it in writing
Landlords, property sales and food premises audits all need a written record of what was treated and with what. That is a real piece of work and it is quoted separately, so we show it as its own option.
One off treatment or a scheduled plan
For a home, a one off treatment is normally the right answer. For a cafe, a restaurant or a food production site, a scheduled plan is usually cheaper over a year than repeated call outs, and it produces the paper trail an audit expects.

The base ranges come straight from the sources above. The adjustments do not. Every guide names property size, how established the problem is, and location as major cost factors, but none of them publish a multiplier for any of it, so those adjustments are modest directional judgements rather than measured figures. Published prices also vary on whether GST is included, so treat the range as a budgeting guide rather than a GST inclusive total.
